    Subleasing is allowed

    In Switzerland, subleasing is allowed by law (Swiss Code of Obligations OR Article 262). When you sublet your apartment, you require the permission of your landlord or your administration. The landlord has to agree to the sublease unless you are violating specific basic rules (e.g. demanding rent which is too high).

     

    Sublease contract & hand-over protocol

    Make sure to conclude a sublease contract and to write down the condition of the house and the furnishing in a hand-over protocol. There is enough space in the sublease contract to arrange further agreements. All the forms are at your disposal for free.

    Liability & examination of the sublessees

    When you sublet your apartment, you remain responsible towards your landlord for the apartment and the house rent. Your sublessees are only responsible towards you.

    It is recommended to make sure that interested parties are able to meet financial obligations.

    On the basis of its examination procedure, UMS verifies if possible the solvency of the seekers and enquires reference information at their employer. Depending on the results of the examination procedure, UMS Ltd either accepts or refuses a search mandate. Before concluding a (sub)lease contract, the housing space providers have the possibility to make enquiries about the results of the examination procedure.

    Position of UMS Temporary Housing

    Contract conclusions take place directly between the housing space providers and housing space seekers. At your request, UMS Temporary Housing supports the contract parties during the conclusion of a contract and is available for questions. UMS Temporary Housing does not assume liability for consequences resulting from incomplete contracts or improper conduct of the contract parties.
