Contact with the sublessee & confidential person

Please make sure that your sublessee can contact you during your absence within an appropriate time limit, furthermore inform a confidential person (relative or acquaintance) about the sublease contract and tell your sublessees whom they can contact if you are not available.

Rental deposit

Since the UMS Insurance offers insurance coverage against damage of the rental property as well as the furniture, we recommend you not to ask for a deposit.

Basically, you are free to demand a deposit (rental deposit). The deposit, however, is strictly regulated by law (Swiss Code of Obligations OR Article 257e - article in german).

Cleaning

Please indicate in the sublease contract in which condition the apartment shall be handed over and who will cover the costs of the final cleaning.

If you want to make sure, that a regular basic cleaning and a thorough final cleaning are done, then you can booka cleaning service with us.

Telephone

Please discuss with your sublessees how you want to arrange the use of the telephone connection. It is easiest if the sublessee applies for an own number and own billing account with Swisscom.

Registering your sublessee with the residents' registration office

The regulations regarding your sublessee's obligation to register with the residents' registration office vary from canton to canton. In most cantons, the landlord is obliged to register the relocation of sublessee with the residents' registration office. If you are renting out your flat – or parts thereof – then you are regarded as the landlord/renter. To ensure that you are not asked by the residents' registration office to attend to the registration during your absence, please make clear arrangements with your sublessee as to who is responsible for the registration.
